What to Look For in a Lakewood Ranch Window and Door Company

Impact windows and doors are the biggest exterior upgrade most Lakewood Ranch homeowners make. Here is how to vet a window company: Florida Product Approvals, licensed installers, permits, wind mitigation discounts, water intrusion risk and the in-home sales pitch that never ends.

Impact windows and doors are expensive, permanent and sold harder than almost anything else in Florida home improvement. They are also genuinely worth it in Lakewood Ranch, where every home sits in a wind-borne debris region, insurance premiums reward protected openings, and a thirty year old builder grade slider leaks every summer. The trick is buying the right product from the right installer without sitting through a four hour kitchen table presentation. Here is how.

Who can legally install windows in Florida

Replacing windows and exterior doors requires a permit in Manatee and Sarasota County and must be done by a licensed contractor. That means a state certified or registered general, building or residential contractor, or a specialty contractor licensed for glass and glazing or window and door installation in the county where you live. Verify at myfloridalicense.com and ask whose license the permit will be pulled under. Many window companies are sales organizations that subcontract installation, so find out who will actually be in your house and whether they are employees or subs.

Ask for the certificate of general liability insurance and workers’ compensation. Window installation involves ladders, glass and stucco, and injuries happen.

Product approvals are not optional

Every window and door installed in Florida must carry a Florida Product Approval number, or a Miami-Dade Notice of Acceptance, that matches the product, the size and the design pressure your opening requires. The contractor should provide these with the permit. If a salesperson cannot tell you the approval number or the design pressure rating for your specific openings, they are selling you a brand, not a product.

For Lakewood Ranch, the openings must be protected against wind-borne debris either by impact rated glazing or by shutters. Most homeowners replacing windows now choose impact glass so there is nothing to put up before a storm.

Impact, energy and frame choices

The decisions that affect your result:

  • Impact versus non-impact with shutters. Impact glass costs more up front but earns the insurance discount and eliminates shutter installation.
  • Laminated glass thickness and interlayer. Ask what you are getting. Not all impact glass performs the same.
  • Low-E coating and solar heat gain. Florida’s west facing walls take a beating. Look for Energy Star certification for the Southern climate zone and ask for the solar heat gain coefficient.
  • Frame material. Aluminum impact frames dominate in Florida because they hold up to the ratings. Vinyl is available for some products. Ask about corrosion resistance and warranty on the finish.
  • Sliders and lanai doors. These are the most common failure point and the most important upgrade. Ask about track drainage and threshold height.

Water intrusion is the real risk

Wind rating gets the attention, but the most common problem after a window replacement in Florida is water getting in around the frame. Proper installation includes a sill pan or flashing, correct sealant, and integration with the stucco and the house wrap. Ask the installer specifically how they flash and seal each opening, what they do when they find rot or a damaged buck, and how stucco repair around the opening is handled. “We caulk it” is not an answer.

Insurance and the wind mitigation form

Once impact windows and doors are installed, have a wind mitigation inspection performed. Opening protection is one of the line items that reduces your premium, and the discount can be significant. The window company should know this and should provide the product approval documentation your inspector needs. Also ask whether the state’s My Safe Florida Home program is currently funded, since it has at times offered grants for opening protection.

The sales pitch

Florida’s window industry is famous for the in-home presentation that runs for hours and ends with a “today only” price. The pattern includes a very high starting number, a call to the manager, a discount if you sign now, and financing paperwork before you have a product spec. Some good companies still use this model. You do not have to play along. Tell them you will get three quotes and decide. A price that is only available tonight was never a real price.

The contract and the money

Florida law protects you here if you know the rules. If the contractor takes more than a ten percent deposit, they must apply for the permit within thirty days and begin work within ninety days of the permit issuing. Lead times for impact windows can run months, so the contract should state the expected delivery window and what happens if it slips. The contract should also list:

  • Each opening with its size, product, color and glass type.
  • The Florida Product Approval number for each product.
  • The permit and who pulls it.
  • Stucco, drywall and trim repair around each opening.
  • Removal and disposal of the old windows.
  • Both the manufacturer warranty, including glass seal failure, and the labor warranty.

Never make the final payment until the county inspection has passed.

Reading the reviews

Our windows and doors listings pull Google, Yelp, Angi and BBB ratings together. For window companies, read for:

  • Delays between contract and installation, and how the company communicated.
  • Leaks after installation and whether they came back to fix them.
  • Whether the installed product matched the contract.
  • Stucco and trim repair quality.
  • Pressure during the sales visit.

Check the lowest rated list before scheduling any in-home appointment.

The short version

Confirm the license the permit will be pulled under, get the Florida Product Approval numbers, understand how each opening will be flashed, get three written quotes, and ignore any price that expires when the salesperson leaves. Then get the wind mitigation inspection and send it to your insurer.
